But what if that wealth is also one of the reasons you feel you cannot afford to leave?<\/p>\n\n\n\n<p>I have had mortgaged homes, and I have rented homes, and I have never been convinced that getting on the property ladder is a guaranteed fast track to wealth. <\/p>\n\n\n\n<p>For many people, owning a home and building equity is a fantastic thing.<\/p>\n\n\n\n<p>But homeownership also comes with mortgage interest, taxes, insurance, buying and selling fees, maintenance, repairs, fixtures, fittings, and all the other things a house requires over the years.<\/p>\n\n\n\n<p>A home can be an excellent investment and still cost far more to own than the mortgage payment would have you believe.<\/p>\n\n\n\n<p>For example, would the money spent on a new roof have performed better invested elsewhere?<\/p>\n\n\n\n<p>There is another cost of homeownership that people talk about far less, and it may be even more important than the math:<\/p>\n\n\n\n<p>The loss of flexibility.<\/p>\n\n\n\n<p>We are very good at calculating what it would cost to move, but we are much worse at calculating what it costs to stay.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"The_Homeownership_Trap\">The Homeownership Trap<\/h2>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><img src=\"data:image\/gif;base64,R0lGODlhAQABAIAAAAAAAP\/\/\/yH5BAEAAAAALAAAAAABAAEAAAIBRAA7\" loading=\"lazy\" decoding=\"async\" data-aspectratio=\"690\/445\" width=\"690\" height=\"445\" data-src=\"https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/trapped-by-home-ownership.jpg\" alt=\"\" class=\"wp-image-48213 lazyload\" data-srcset=\"https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/trapped-by-home-ownership.jpg 690w, https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/trapped-by-home-ownership-300x193.jpg 300w\" sizes=\"(max-width: 690px) 100vw, 690px\" \/><\/figure><\/div>\n\n\n<p>Americans are moving less. According to the <a href=\"https:\/\/www.census.gov\/topics\/population\/migration.html\" target=\"_blank\" rel=\"noreferrer noopener\">U.S. Census Bureau<\/a>, 11.8% of Americans moved to a different home in 2024, down from 12.1% the year before, while only 2.1% moved to another state. <\/p>\n\n\n\n<p>Expensive homes and higher mortgage rates are often cited as reasons not to move.<\/p>\n\n\n\n<p>You look at your mortgage, the cost of selling, today&#8217;s rates, and the price of buying again, and the idea of moving gets dismissed before you have really considered what you might gain from it.<\/p>\n\n\n\n<p>Which basically means your house is holding you back; it is making decisions for you.<\/p>\n\n\n\n<p>Like millions of other Americans, you may not be staying because you love where you live. You may be staying because leaving seems too expensive.<\/p>\n\n\n\n<p>Maybe there is a city you have always wanted to live in. Maybe your family is somewhere else. Maybe the job you really want is three states away. You have decorated, fixed things, and learned exactly which cabinet door needs a little lift before it closes properly.<\/p>\n\n\n\n<p>Then a better job offer comes up in another state. It pays $20,000 more a year, the city looks good, and five years ago you might have seriously considered it.<\/p>\n\n\n\n<p>Today, your first thought may not be about the job at all.<\/p>\n\n\n\n<p>It may be about the mortgage.<\/p>\n\n\n\n<p>Selling means giving up that 3% loan. And if you assume the next step has to be buying another home, you are suddenly comparing your old mortgage with a new one at today&#8217;s rates.<\/p>\n\n\n\n<p>As of August 20, 2026, <a href=\"https:\/\/www.freddiemac.com\/pmms\" target=\"_blank\" rel=\"noreferrer noopener\">Freddie Mac<\/a> put the average 30-year fixed mortgage rate at 6.65%. <\/p>\n\n\n\n<p>To see what that means, take a $400,000 30-year mortgage.<\/p>\n\n\n\n<p>At 3%, the principal-and-interest payment is about <strong>$1,686 a month<\/strong>.<\/p>\n\n\n\n<p>At 6.65%, it is about <strong>$2,568<\/strong>.<\/p>\n\n\n\n<p>That is roughly <strong>$881 more every month<\/strong>, or about <strong>$10,600 more a year<\/strong>, before property taxes, insurance, or any difference in the price of the new home.<\/p>\n\n\n\n<p>Suddenly that $20,000 raise does not look like a $20,000 raise.<\/p>\n\n\n\n<p>Add selling costs, moving costs, and the stress of buying in an unfamiliar place, and it becomes very easy just to forget the whole idea.<\/p>\n\n\n\n<p>Economists call this mortgage rate lock-in.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.federalreserve.gov\/econres\/feds\/locked-in-rate-hikes-housing-markets-and-mobility.htm\" target=\"_blank\" rel=\"noreferrer noopener\">Federal Reserve<\/a> research estimated that changes in the gap between homeowners&#8217; existing mortgage rates and the rates available in the market explained about 44% of the decline in mobility among mortgage borrowers in 2022. <\/p>\n\n\n\n<p>That is the position many homeowners now find themselves in.<\/p>\n\n\n\n<p>They own an asset that may have made them wealthier on paper while at the same time making it harder to pursue the life they actually want.<\/p>\n\n\n\n<p>We explore this in more detail in <a href=\"\/move\/the-3-mortgage-prison-is-staying-put-costing-you-more-than-moving\/\">The 3% Mortgage Trap<\/a>, where we ask whether keeping a very cheap mortgage can sometimes cost you more than you realize.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"The_Richer_Your_Home_Makes_You,_the_Harder_It_Can_Be_to_Leave\">The Richer Your Home Makes You, the Harder It Can Be to Leave<\/h2>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><img src=\"data:image\/gif;base64,R0lGODlhAQABAIAAAAAAAP\/\/\/yH5BAEAAAAALAAAAAABAAEAAAIBRAA7\" loading=\"lazy\" decoding=\"async\" data-aspectratio=\"690\/445\" width=\"690\" height=\"445\" data-src=\"https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/you-cannot-afford-to-leave.jpg\" alt=\"\" class=\"wp-image-48214 lazyload\" data-srcset=\"https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/you-cannot-afford-to-leave.jpg 690w, https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/you-cannot-afford-to-leave-300x193.jpg 300w\" sizes=\"(max-width: 690px) 100vw, 690px\" \/><\/figure><\/div>\n\n\n<p>Imagine you bought a home for $350,000 and it is now worth $550,000.<\/p>\n\n\n\n<p>On paper, you are $200,000 richer, which sounds like freedom.<\/p>\n\n\n\n<p>But the home you would buy next may also have risen sharply in price. Your existing mortgage may be far cheaper than anything available today, and selling one property and buying another both cost money.<\/p>\n\n\n\n<p>Most importantly, much of that wealth is tied up in one property in one place.<\/p>\n\n\n\n<p>That does not make the equity meaningless, far from it.<\/p>\n\n\n\n<p>But it does mean that wealth and flexibility are not the same thing.<\/p>\n\n\n\n<p>A home can make you wealthier without necessarily giving you more choices.<\/p>\n\n\n\n<p>And sometimes the most important question is not how much your home has made you.<\/p>\n\n\n\n<p>It is what staying there is costing you.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"What_Is_Staying_Actually_Costing_You?\">What Is Staying Actually Costing You?<\/h2>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><img src=\"data:image\/gif;base64,R0lGODlhAQABAIAAAAAAAP\/\/\/yH5BAEAAAAALAAAAAABAAEAAAIBRAA7\" loading=\"lazy\" decoding=\"async\" data-aspectratio=\"690\/445\" width=\"690\" height=\"445\" data-src=\"https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/what-is-staying-costing-you.jpg\" alt=\"\" class=\"wp-image-48215 lazyload\" data-srcset=\"https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/what-is-staying-costing-you.jpg 690w, https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/what-is-staying-costing-you-300x193.jpg 300w\" sizes=\"(max-width: 690px) 100vw, 690px\" \/><\/figure><\/div>\n\n\n<p>Homeowners are usually very good at knowing what moving would cost: Realtor fees, closing costs, movers, repairs before the sale, and a higher mortgage.<\/p>\n\n\n\n<p>What we are much worse at calculating is the cost of <strong>not<\/strong> moving, because that cost never appears on a closing statement.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>What is the better job you did not take worth?<\/li>\n\n\n\n<li>What is being close enough to help your parents instead of flying in three times a year worth?<\/li>\n\n\n\n<li>What is the value of leaving a city whose cost of living keeps climbing?<\/li>\n\n\n\n<li>What would you gain from a shorter commute, better weather, more time outdoors, being closer to your children or grandchildren, or simply living somewhere that makes you happier?<\/li>\n<\/ul>\n\n\n\n<p>Those are not imaginary costs; mobility can have real financial value too.<\/p>\n\n\n\n<p>A renter whose lease ends in six months can potentially pursue an opportunity almost anywhere.<\/p>\n\n\n\n<p>A homeowner who believes every move must involve immediately buying another home has far fewer choices.<\/p>\n\n\n\n<p>That can matter even more when people are reluctant to change jobs.<\/p>\n\n\n\n<p>In June 2026, around 3.2 million Americans voluntarily left their jobs, with the quits rate at 2.0%. <a href=\"https:\/\/www.bls.gov\/news.release\/jolts.htm\" target=\"_blank\" rel=\"noreferrer noopener\">The Bureau of Labor Statistics<\/a> notes that the quits rate can be used as a measure of workers&#8217; willingness or ability to leave their jobs. <\/p>\n\n\n\n<p>When the right opportunity is harder to find, being free to take it when it comes along may become more valuable, not less.<\/p>\n\n\n\n<p>There is another way to look at this too. In <a href=\"\/move\/how-much-of-your-life-are-you-sacrificing-just-to-live-in-your-city\/\">How Much of Your Life Are You Sacrificing to Live in Your City?<\/a>, we stop measuring the cost of where you live purely in dollars and ask how many hours of your life it takes to pay for your home and commute.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"But_What_If_Your_Next_Move_Doesnt_Involve_Buying?\">But What If Your Next Move Doesn&#8217;t Involve Buying?<\/h2>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><img src=\"data:image\/gif;base64,R0lGODlhAQABAIAAAAAAAP\/\/\/yH5BAEAAAAALAAAAAABAAEAAAIBRAA7\" loading=\"lazy\" decoding=\"async\" data-aspectratio=\"690\/445\" width=\"690\" height=\"445\" data-src=\"https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/renting-your-next-home.jpg\" alt=\"\" class=\"wp-image-48221 lazyload\" data-srcset=\"https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/renting-your-next-home.jpg 690w, https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/renting-your-next-home-300x193.jpg 300w\" sizes=\"(max-width: 690px) 100vw, 690px\" \/><\/figure><\/div>\n\n\n<p>This is where the usual moving calculation often goes wrong.<\/p>\n\n\n\n<p>We tend to assume there are only two choices:<\/p>\n\n\n\n<p>Stay in the house you own, or sell it and immediately buy another house somewhere else.<\/p>\n\n\n\n<p>There is a third option: Sell, move, and rent.<\/p>\n\n\n\n<p>Not because you have failed at homeownership and not because renting is always cheaper.<\/p>\n\n\n\n<p>But because renting allows you to separate two decisions that do not have to happen at the same time:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Where do I want to live?<\/li>\n\n\n\n<li>Where do I want to own property?<\/li>\n<\/ul>\n\n\n\n<p>For some homeowners, separating those questions can completely change the math.<\/p>\n\n\n\n<p>Instead of asking whether you can afford to replace your current mortgage with another mortgage in the new city, you can ask:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Can I afford to live there and find out whether this is actually the life I want?<\/li>\n\n\n\n<li>You could sell your current home, release the equity you have built, rent in the new city, and give yourself time.<\/li>\n\n\n\n<li>Time to learn the neighborhoods.<\/li>\n\n\n\n<li>Time to discover what the commute is really like.<\/li>\n\n\n\n<li>Time to see whether the schools, weather, pace of life, cost of living, and job are as good in reality as they looked from two states away.<\/li>\n<\/ul>\n\n\n\n<p>A year of renting can turn what feels like a permanent decision into an experiment.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You may discover that the neighborhood you loved online is terrible at rush hour.<\/li>\n\n\n\n<li>You may discover that the suburb you completely ignored is exactly where you want to live.<\/li>\n\n\n\n<li>You may find that the higher salary does not go nearly as far as expected.<\/li>\n\n\n\n<li>Or you may wonder why you did not move years ago.<\/li>\n<\/ul>\n\n\n\n<p>You do not necessarily have to know what you would buy there before you leave.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"Renting_Isnt_a_Backward_Step\">Renting Isn&#8217;t a Backward Step<\/h2>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><img src=\"data:image\/gif;base64,R0lGODlhAQABAIAAAAAAAP\/\/\/yH5BAEAAAAALAAAAAABAAEAAAIBRAA7\" loading=\"lazy\" decoding=\"async\" data-aspectratio=\"690\/445\" width=\"690\" height=\"445\" data-src=\"https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/Renting-gives-you-options.jpg\" alt=\"\" class=\"wp-image-48216 lazyload\" data-srcset=\"https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/Renting-gives-you-options.jpg 690w, https:\/\/moveadvisor.com\/move\/wp-content\/uploads\/2026\/08\/Renting-gives-you-options-300x193.jpg 300w\" sizes=\"(max-width: 690px) 100vw, 690px\" \/><\/figure><\/div>\n\n\n<p>For many homeowners, this is the emotional stumbling block.<\/p>\n\n\n\n<p>Once you have owned a home, renting again can feel like going backwards.<\/p>\n\n\n\n<p>You had a home. You had equity. You were \u201con the property ladder.\u201d<\/p>\n\n\n\n<p>Why would you willingly become a renter again?<\/p>\n\n\n\n<p>Because sometimes you are not paying rent just for the home: You are paying for options.<\/p>\n\n\n\n<p>The old phrase \u201crenting is throwing money away\u201d ignores so much.<\/p>\n\n\n\n<p>Homeowners also spend plenty of money they never get back.<\/p>\n\n\n\n<p>Mortgage interest does not become equity.<\/p>\n\n\n\n<p>Neither do property taxes, homeowners insurance, realtor fees, closing costs, a broken furnace, a leaking roof, or the water heater that decides to die the week before Christmas.<\/p>\n\n\n\n<p>Renters do not build equity through their monthly rent, but at the right stage of life they may be buying something extremely valuable:<\/p>\n\n\n\n<p>The ability to leave without first having to deal with a several-hundred-thousand-dollar asset.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.federalreserve.gov\/publications\/2025-economic-well-being-of-us-households-in-2024-housing.htm\" target=\"_blank\" rel=\"noreferrer noopener\">The Federal Reserve<\/a> found that 58% of renters in 2024 said renting was more convenient or flexible. Landlords can be difficult. A lease still has terms. The lawn keeps growing. Paint peels. Porch boards rot. Appliances fail.<\/p>\n\n\n\n<p>None of these things care whether you have the time or money to deal with them.<\/p>\n\n\n\n<p>For some people, that is part of the enjoyment of homeownership. Neighborhoods change. Local economies change. Insurance costs change. Climate risks can alter the desirability of an area. Relationships change. Families grow. Parents get older. Cities become more expensive. Neighborhoods change. Opportunities appear in places you never expected.<\/p>\n\n\n\n<p>If you are happy where you are, that commitment may be exactly what you want.<\/p>\n\n\n\n<p>But if there is somewhere else you keep imagining yourself living, do not automatically assume the next step has to be another purchase.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You are allowed to sell the house, take the equity you have built, and rent.<\/li>\n\n\n\n<li>You are allowed to move first and decide whether to buy later.<\/li>\n\n\n\n<li>You are allowed to choose flexibility even after years of being a homeowner.<\/li>\n<\/ul>\n\n\n\n<p>Your house may be the most valuable thing you own.
