But an official flood-zone designation is not the same as a guarantee that the property will remain dry. <\/p>\n\n\n\n<p>Flooding can result from overflowing rivers, coastal storm surge, intense rainfall, overwhelmed drainage systems, changing development patterns, and water flowing from higher ground.<\/p>\n\n\n\n<p>Risk can also vary significantly between two properties in the same neighborhood.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.realtor.com\/research\/climate-risk-2025\/\" target=\"_blank\" rel=\"noreferrer noopener\">Realtor.com<\/a> estimated that 6.1% of U.S. homes, worth nearly $3.4 trillion, faced severe or extreme flood risk in 2025. <\/p>\n\n\n\n<p>Its analysis also showed that approximately two million homes outside FEMA\u2019s high-risk zones could face significant flood exposure without owners fully recognizing it.<\/p>\n\n\n\n<p>Standard homeowners insurance generally does not cover flood damage.<\/p>\n\n\n\n<p>Flood insurance normally requires a separate policy through the <a href=\"https:\/\/www.usa.gov\/agencies\/national-flood-insurance-program\">National <\/a><a href=\"https:\/\/www.usa.gov\/agencies\/national-flood-insurance-program\" target=\"_blank\" rel=\"noreferrer noopener\">Flood Insurance Program<\/a> or a private provider.<\/p>\n\n\n\n<p>Before moving, investigate more than the property\u2019s current FEMA designation.
